Maintenance contracts are a great way to make
sure that your air conditioning and heating
units continue to function as they are supposed
to. As a homeowner, how do you know that your
equipment is operating correctly and
efficiently? Without the experience to identify
certain problems you really can’t be expected
to do this. Of course, if the temperature inside
your home is too high or too low or the unit
itself starts making an unusual noise, you would
know something is wrong. But what if the voltage
or amperage draw is too low or too high on one
of the motors? Or some other part is
malfunctioning? That is where maintenance
contracts come in.

There are several benefits that come with all
maintenance contracts:
- Units will operate at a higher
efficiency due to being tuned up and cleaned
regularly
- Equipment will last longer because of
being properly and professionally cared for
- Safety factor is increased – a properly
operating unit is much safer to use
- Any customer that has maintenance
contracts on any equipment will
automatically get a discount of 10% off any
repair service that is required throughout
the year. This discount applies to both
parts and labor.
- Those customers will also maintain
“priority” status in the event of any
repairs needed
- If you sell your home, your maintenance
contracts are fully transferable to the new
owner
Occasionally a customer will ask “Why do I need
a maintenance contract, since the AC unit is
still covered under the warranty?” Practically
speaking, the numerous benefits listed above
should be enough incentive for a homeowner to
purchase an agreement for maintenance of their
new equipment. However, there is another
important factor to keep in mind: most
manufacturers’ warranties require you to keep a
maintenance contract on the unit in order for
the warranty to be valid. If you don’t have
that service agreement the warranty is voided.
The same is true in most cases when you purchase
a home warranty – those companies also usually
require you to keep maintenance contracts on the
heating and air conditioning equipment (check
with your home warranty company for specifics).
Here are just some of the services included in
our maintenance contracts:
- We will inspect and clean condensate
drains, blower components, condenser coil
(and the inside cooling coil if accessible)
- All moving parts will be lubricated
(where applicable)
- Electrical connections will be inspected
and tightened as needed
- We will monitor voltage and amperage
draw on all motors as well as air
conditioning and heating cycles
- Gas pressure and pilot operation will be
adjusted as necessary
- We will check the flue draft for safety
as well as all safety controls
- We will make sure the thermostat is
operating correctly
- Heat exchanger will be inspected for
cracks and the heat exchanger and burner
will be vacuumed and adjusted as necessary
A specific list of included procedures is
available and of course will be provided with
your service agreement. As you can see each
unit is checked, cleaned and adjusted to insure
maximum efficiency and operating capacity.
